Booking Conditions

Booking a cottage can be done with us direct, or via our booking agent:

Guests will be subject to the following conditions:

PAYMENT

20% deposit, then the balance is due 1 month before the holiday starts (unless otherwise stated).

Non-payment of the balance by the due date would be considered as a cancellation of the holiday.  For bookings made less than 28 days before the start of the holiday payment will be required in full.

CANCELLATION

If you need to cancel, please do so via the booking agent, or contact us if you booked direct.

Full Payment Refunds:

Guests will receive a 50% refund of the total cost (minus any booking fee) if they cancel at least four weeks before the start of the holiday.

Deposit Payment Refunds:

If the guest cancels or the balance is not paid on time, the booking deposit (including any booking fee's) cannot be refunded. If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled. If the guest has paid the full balance, they will receive a 50% refund of the total cost (minus any booking fee) if they cancel at least four weeks before the start of the holiday.

NUMBER OF PERSONS USING THE COTTAGE

Each cottage has one bedroom with a double bed (king or super-king size) and an additional 2 single fold-up beds are available on request. There is also a small sofa bed in the living room of Swallows Nest, and a large long sofa in Badgers Den. This allows the maximum sleeping capacity to be 5 people. There are enough dining places for up to 6 people. The price quoted is for up to 4 people. Additional people will be charged £15 per person per day. If you plan to have more than 6 people enter the cottage for whatever reason, then you must ask the owners permission beforehand.

CHECK IN/OUT TIMES

You can check in anytime after 3pm.

Check out is no later than 11am.

There is a key safe on the cottage wall, the code for it will be emailed to you beforehand. 

CARE OF THE COTTAGE

Guests are requested to take care of all furnishings, fixtures and fittings, and keep them in the same state of repair and condition as at the start of the holiday and to ensure that the property is left clean and tidy.  Guests are required to reimburse the Owners for costs incurred in remedying any damage caused by the Guests.  Any broken or damaged items should be reported to the Owners and paid for before departure. 

COMPLAINTS

If Guests have any complaints, please notify the owners promptly, and every effort will be made by the Owners to address all reasonable issues.  The Owners will not be able to accommodate complaints that are not reported during the holiday.

LIABILITY

If the property becomes unavailable or unusable for some reason prior to the date of the holiday, then the Owners obligation will be to reimburse the Guests for any monies paid.

RIGHT OF ENTRY

The Owners or their representatives shall be allowed access to the property at all reasonable times to inspect any damage or carry out any repairs or maintenance.

SAFETY

All Guests should familiarize themselves with the operating instructions provided for all internal equipment. If in doubt then please ask the Owners for advice. A contact telephone number for the Owners will be left at the property. The swimming pool, gym, any toys, play equipment, tree house or other external equipment must be used at Guests own risk.

POOL, HOT TUB AND GYM

The facilities are shared with the owner and both holiday cottages.

The use of them are at your own risk. No life guards are on duty.

Private use sessions are allowed if requested for religious purposes. We can liaise with the other cottage to give you a daily session all to yourself. The pool doors can be locked and curtains drawn to give complete privacy.

No food or glass is to be taken in the pool, gym or hot tub area's.

Music must be turned down after 9pm, unless pre-agreed.

Use of the facilities while on medication or drunk is not allowed.

If you plan to have additional people visit that have not been booked in (or specified at the time of booking), then you must ask the owners permission before they enter and use the facilities.

A monthly mermaid school occasionally books the pool for a 2 hour period. Where people can learn to swim as a mermaid/merman. Please ask if you'd like to participate, more info: facebook.com/monofinmermaids

SMOKING

For the comfort of all guests the property is a no smoking environment. However there is plenty of outside space suitable for smokers.

DOGS

Well-behaved friendly dogs are welcome, so long as the owners are responsible and keep them clean.

We provide sofa covers/throws and these will be fitted for you in advance.

Dog are not allowed in the bedroom.

A hosepipe is available to wash your dogs if they get muddy and the garage can be used if you need it, for example to leave them alone for an evening. We also offer a free dog walking service.

Please bring the pets own bedding and towels, we can also supply you with dedicated dog towels if you need more.
